| Fifth and Eye Street (463 I Street, NW)

The District issued a Solicitation for Offers for the Redevelopment of 463 I Street, NW, a vacant 20,600 square foot property in the Mount Vernon Triangle near the Walter E. Washington Convention Center. The District seeks a development team with a proven track record to transform the now-empty site into a mixed-use project that could potentially include housing, retail, cultural and hospitality uses.
The property is located on the Northwest corner of Fifth and Eye streets. The current zoning allows for office development, residential, hotel and entertainment uses. New buildings on the site can be between 90 and 130 feet tall. The range of allowable FAR is 6.0 to 10.0.
The property is a part of the Mount Vernon Triangle, a 30-acre, 15-block section of the center city, which is in the midst of a radical transformation from an odd-lot collection of vacant properties and commuter parking lots into a vibrant, mixed-use neighborhood on the cusp of the District's downtown. The Triangle's growth was spurred in part by the District's catalytic CityVista project. There is currently more than 4 million square feet of development in the neighborhood's development pipeline.
The deadline for responses to this Solicitation was March 7, 2008.
