Fenty today joined leaders of the Northwest One New Community to announce a deal with a development team led by the William C. Smith Company and The Warrenton Group to build an $80 million housing development along North Capitol Street. “We’ve pledged to transform the Northwest One New Community into a stronger, healthier, safer neighborhood,” said Mayor Fenty. “This project marks the first step in bringing new, high-quality housing that will be affordable for residents at every income level.” Under the terms of the deal, which was authorized by the DC Council this summer, the development team will build 313 new housing units, including 93 units—30 percent—that will be made available to residents at affordable rates. Of the affordable units, 59 will be reserved as replacement housing for residents of the former Temple Courts housing complex, which was torn down last year. The development team is expected to break ground at the North Capitol Street, which sits between M Street and Patterson Street in the NoMA neighborhood, in mid-2010. The deal is expected to be complete in 2012. This project is part of the larger $700 million Northwest One New Community project, which will ultimately include new retail, community services, and 1,600 new units of housing – apartments, condos and townhouses. In late August, the District delivered the first phase of Northwest One – the $50 million Walker Jones Education Campus. It was the first new school construction project completed by the Fenty Administration and the the District’s first combined school, recreation and library facility. The 100,000-square-foot K-8 school will ultimately serve 850 students. The project also includes a 20,000-square-foot community recreation center; a 5,000 square foot library and new athletic fields and playgrounds.
